About Maria
Maria is the founder and CEO of NW Moms Invest, LLC. Originally from the Philippines and now living in Seattle, Maria is a licensed broker with HomeSmart and an investor who has owned rental properties for more than 10 years and currently owns multiple (short- and long-term) properties both in the greater Seattle area and in eastern Washington state. In her first two full years as a broker Maria closed $24M+ in sales. She was a 2-diamond award winner with HomeSmart in year one and a 3-diamond award winner in year two. Maria has operated in several real estate investor capacities including property management, acquisitions, and operations and also served as a real estate investor coach and mentor for medical physicians and high income individuals. Through creative house hacking, Maria bought her first property at age 21 while attending the University of Washington and working 3 jobs simultaneously. Outside of real estate, Maria has 15 years of professional experience in sales and marketing.
What differentiates me from a traditional retail estate agent?
- I have a team and network of people who are contractors, lenders, property managers, insurance brokers, cleaners, appraisers, and accountants who are both investor- and retail buyer-friendly.
- I bring value in terms of numbers. I’ve run numbers hundreds of times on both investor properties and potential properties of my own. I know market rents and can identify how to force appreciation on subject properties where many agents may miss this.
- If you are a current or future investor targeting short-term, mid-term, or long-term rentals, I have the right mindset to help you navigate investing. I have several short- and long-term rentals of my own and I am a lifelong learner and regular contributor and attendee of real estate masterminds and conferences, including Spartan League (from David Greene), founding and current member of BetterLife (from Brandon Turner) , BiggerPockets Conference, Limitless Conference, and more.
- Although I am not an attorney or CPA (and won’t advise as either!), I can share some of the key areas of focus for investors to gain legal and tax advantages, such as cost segregation studies, accelerated depreciation, and legal entity structuring.
- Most importantly, I am really focused on the relationships I form with my partners and clients. I am not transactional and looking to simply close a deal and move on to the next. I want to create such a great experience for the buyer or seller that they refer me to others or choose to purchase/sell additional properties with me. In my first year as an agent I had multiple clients purchase more than one property with me.
